The Centreville Zoning Board reconvened on March 18 to again take up the matter of an application by property owners Larry Dale Clark and Clint Murphy for a zoning variance. The 30 acre parcel borders U.S. 82 and Greentree Estates and is presently zoned R-1. The owners want it rezoned for commercial purposes but have offered no specific plan for the buildout of the property.

Last week the Zoning Board tabled the request for one week after lengthy discussions. At the March 18 session City Attorney Richard Kemmer described a compromise solution which would consist of a conditional change of property zoning from R-1 to B-1 if certain conditions were met by the property owners. This compromise would allow the Owners to market the property as commercial, and upon obtaining a specific site proposal for use of the property the owners would then be required to submit a specific site plan, including the construction of a buffer zone between the commercial property & Greentree. There would be no access to Greentree from the property and only an access plan to U.S. 82. No construction could commence until final approval was issued by the City.

A motion to approve the conditional zoning change was approved by a majority vote with only Greentree resident Bobby McAfee voting No. Attorney Kemmer will draft the language of the Conditional Ordinance for submission to the City Council for final approval. No date was set for a public hearing on the Conditional Ordinance.
